Our History

From humble beginnings to a soaring success story, Pier 4 has utilized over four decades of expertise in ownership, property management, and capital improvements to grow and reshape real estate landscapes into vibrant communities. As a family-run company, we value providing professional and respectful services to our clients.

2019

Established in 2019, Pier 4 Capital bought a property located in Kitchener. Pier 4 Capital specializes in individual property investments, enabling investors to participate directly in owning specific real estate assets rather than a portfolio, offering a more targeted approach to real estate investment opportunities.

2020

Pier 4 REIT was established in June 2020, and in a remarkably short span of six months from its inception, it managed to acquire four properties with a total of 73 units. This swift progress led to an impressive Asset Under Management (AUM) of $6.7 million dollars.

2021

By 2021, Pier 4 increased their AUM, reaching as high as $20.4 million. The company also acquired new properties in Ontario and New Brunswick, representing an expansion of its property portfolio into multiple provinces across Canada.

2022

Pier 4 proactively acquired and revitalized properties in 4 different communities across 2 provinces in Canada. This strategic effort resulted in an impressive 30% appreciation in the value of Pier 4's units. In the course of that year, Pier 4 successfully attracted and onboarded over 400 new investors to join our growing community.

Pier 4 Capital achieved a successful sale of its Kitchener property, opting for an early exit due to the property's exceptional performance and the realization of significant success in its investment at that time.

2023

Our team expanded during this period, and we brought on experienced professionals who shared our vision and enthusiasm for growing Pier 4.

By the end of 2023, the Pier 4 portfolio included 20 properties, and we had surpassed $100 million in Assets Under Management (AUM).

2024

In 2024, Pier 4 continued its strong trajectory of growth and innovation in the real estate investment space. The company focused on optimizing its existing portfolio through targeted capital improvements and operational efficiencies, enhancing both tenant satisfaction and asset value.

Pier 4 expanded its presence within the provinces it already operates in, deepening its footprint in key markets through strategic acquisitions. By the end of the year, the Pier 4 portfolio grew to include 27 properties, with Assets Under Management (AUM) surpassing $150 million — reinforcing its position as a growing force in the Canadian real estate landscape.

2025

In 2025, Pier 4 remains focused on executing its long-term growth strategy, with an emphasis on disciplined acquisitions, operational excellence, and continued reinvestment into its communities.

The company is actively pursuing new opportunities in established and emerging markets, while also enhancing property performance across its growing portfolio.
