1. Spread your capital gains over time:

- Redemption restrictions mean you don't have full access to your capital until a defined period has passed, which may spread your capital gains exposure over time rather than all at once.
2. Don't pay tax on it until later

- When distributions are treated as return of capital, they aren't taxed as income when you receive them. The tax exposure moves to a later date, typically when you exit.
3. Compatible with your registered accounts

- We provide the flexibility to invest in real estate using your existing registered funds (RRSP, RESP, TFSA, or LIRA), allowing you to take advantage of the tax-efficient growth these accounts offer.
4. Potentially reduce your taxable income

- Through the Limited Partnership structure, certain fund-level expenses may offset your net income through partnership income loss allocation in the year they occur.
